30-Story Medical Office Tower Continues Ascent at 1522 First Avenue On Manhattan’s Upper

The 26th-tallest building on our annual year-end construction countdown is 1522 First Avenue, a 30-story medical office building rising in the Yorkville section of Manhattan’s Upper East Side. Designed by Perkins Eastman and developed by Extell Development Company, the 449-foot-tall structure will yield 400,000 square feet of Class A office space and retail space on the ground floor and cellar levels. The Hospital for Special Surgery will serve as the anchor tenant, occupying 200,000 square feet across the first eight stories of the building. Ancora Engineering is the engineer of record and Lendlease is the general contractor for the project, which is alternately addressed as 403 East 79th Street and located between East 79th and 80th Streets.

Construction has continued to rise since our last update, when the reinforced concrete superstructure had just emerged above the sidewalk fencing. Recent photos show another three stories added to the podium levels within the yellow metal safety cocoon, and additional building materials in the process of being hoisted from a truck on East 79th Street. Construction should continue at steady pace throughout the winter months and pick up speed after clearing the numerous lower-level setbacks and reaching the main tower. YIBMY expects the building to top out sometime in the second half of 2024.

The main rendering of 1522 First Avenue depicts a multifaceted podium with setbacks that will likely serve as outdoor spaces for occupants, followed by a rectangular tower culminating in a mechanical bulkhead lined with dark metal grilles. The façade is shown composed of white paneling framing a grid of floor-to-ceiling windows arranged in two- to three-story columns.

Newmark is the exclusive leasing agent for the medical office development, which will include enhanced ventilation and filtration systems. The Hospital for Special Surgery’s new facility will feature offices and treatment rooms for musculoskeletal conditions. The programming also includes space for the offices of the Department of Health, as well as room for ambulatory care and surgical facilities.

The nearest subway from the site is the Q train at the 86th Street station, located at the corner of East 83rd Street and Second Avenue.

1422 First Avenue’s anticipated completion date is slated for the fourth quarter of 2024, as noted on site.
